The statistics are in. Airbnb's comparison tools show our listing performed above similar listings in the area over the past year. We track those numbers because they show what guests experience, and they show where we still need to improve. That same approach is outlined in our post about turning guest feedback into operational updates.
What Airbnb's comparison data shows
Airbnb reports our overall quality at 6.3% higher than similar listings in the area in the past year. Category ratings are also higher across the board:
- Accuracy: 12.2% higher
- Check-in: 9.8% higher
- Cleanliness: 12.2% higher
- Communication: 10.6% higher
- Location: 13.8% higher
- Value: 19.5% higher
Occupancy and pricing context
For selected listings, our occupancy rate is 26.8% higher than similar listings in the area. At the same time, our average nightly rate is lower than similar listings in the area. This combination suggests guests are choosing our place consistently while still seeing strong value in the price. Current Superhost assessment period
We are on track to maintain Superhost status at the next Airbnb assessment on July 1, 2026. Current results for the assessment period (July 1, 2025 to June 30, 2026) are below. We also document our standards and legal operating process in our Winnipeg short-term rental compliance article:
- Overall rating: 4.9 (criteria: 4.8)
- Response rate: 99% (criteria: 90%)
- Completed stays: 67 stays, 205 nights (criteria: 10 stays or 100 nights over 3+ stays)
- Cancellation rate: 0.0% (criteria: less than 1.0%)
Why we still keep adjusting
Good results are useful, but they are not the finish line. We review guest comments, track recurring questions, and update the home and guidebook when a pattern appears. Most changes are small: clearer instructions, easier check-in details, and practical updates that remove friction for guests. Recent examples include decor and linen updates and bathroom feature upgrades based on guest use.
